Discussion about
Looking to rent an APT/Condo within the next 2 months for about $2200 w/drm-Stu or 1 Bdrm in Manhattan w/a balcony or terrace. Worried my credit score isn't high enough and whether I should even bother. Currently in a roommate situation, but dream of my own place. Been @ current employer for 10 months making 150K. Thank you in advance for your advice.

Based on the little info given, and assuming you have a couple months rent in the bank after 1st months rent and security, I would be happy to accept you unless there was another better applicant at the same time... Depending on the rest of your application though, since 650 can go either way, I may ask for last months rent in addition to 1st and security, which is what some companies want from applicants anyway...

Good luck!

Income requirements from landlords are generally 40 times annual rent. The landlords we work with require that income along with a credit check. A guarantor may be used in some instances. We have some studios available within your price range at LeRivage, 88 Leonard, RiverEast, The Ellington and The Melar.

tallsandy - in this economy you will be welcomed open arms. 650 is the typical credit score of a renter in Manhattan.

"650 is the typical credit score of a renter in Manhattan."

That's pretty scary.

Thank you all here on SE for responding with honest, serious, and intelligent answers. I feel much better about the prospects to begin my search for Jan-2010. Later for now.

I rented my apartment last year without a job...filled out a one pager and LL sent me the lease. I did not have to give additional monies,in fact I recall I gave one month rent and one month security that was it. LL's are very anxious and will be more flexible than in the past.
