looking for 2bed 2bath in uws. where should i start?

Discussion about
new to the area. looking for a 2 bed/2 bath apt in a condo bldg or a townhouse in the west side 80's-90's. craigslist and nyt were of no help. whom should i turn to next?

streeteasy search engine and open houses/listings in sunday's NYT real estate section (in print, not online).

Don't know if our building owner will take an application direct but there are definitely 2bdr vacancies at 222 West 83rd (doorman rental building owned by Samson Management. I think Samson might be asking a bit more than 4K but might be negotiable.....decently run building.

Google Samson Management for contact info....I think the leasing is managed by Estelle Magidson.

Not a condo building or townhouse but a good landlord....we'll see how good when I get my renewal offer in the mail next week.

totally reasonable price point. In my experience, if you don't mind the first floor, or a walk-up, you get A LOT more for your money. In a condo building, I think you get a pretty standard 900-1000 2/2 for that price, in a decent but not great location. Check out 275 West 96th, and 372 CPW, for example.

Couple suggestions...

*Fenwick Keats Goodstein (brokers). Mike Sieger usually has some pretty no-fees around these areas. Exclusives, but the owner pays his fee.
*The Dan Company has a couple of buildings and some very large apartments in the 90s. They work with brokers and rent on their own. 212-749-5399 and located at 700 WEA #14D.

This is a sponsor apt in a coop building, which means best of both worlds. And its my old apartment so I can speak with some degree of authority that it does exist. Although a large and very comfortable classic 5, it is most certainly not 1600 sf. Its a top floor west and south facing corner apartment with no inside views. Sunsets are great btw.

interesting. sponsor figures rental income better than trying to sell at this point? do you think the price is reasonable?

What's reasonable anymore? The building is really terrific, common areas are spotless and the apartment was gut renovated before I moved in last year. I would put a premium on the fact that it is a sponsor coop apt, no neighbors on top of you, corner south and west outward facing windows and great condition. Comps would possibly price a little lower but the pluses here are remarkable and worth a little premium IMO.

My offer to purchase didn't go anywhere but I have since heard rumors that they may now be entertaining offers.

I love how people who register and post on StreetEasy message boards dont even know to search for rentals on this very site

(as an owner of no fee rentals which I rent myself though SE, I am being sarcastic)

AvUWS - i'm not sure the NYT online is unreliable as much as it is cumbersome. I found the print edition much more manageable when searching.

and if in great condition, i think $4900 is a reasonable place to start for a 92/Brdwy large C5.

nyc10023 - Imagine how we felt when hearing two days ago that someone was close to making a purchase... after getting no response from the sponsor on selling and then going through the arduous process of buying and moving to another apt. We are much happier in our little birdhouse in Astor Court though, so it ended well. Keeping my eye on ACRIS in the event a deal is done. Very curious what it took to to pique the sponsors' interest.

Desoto is 91st, one block south.

manhattanfox - typical C5 configuration is one full bath and one half bath. We have two full ensuites in the new place and the difference is like night and day.

Thanks uws/nyc... it really is like a whole other world up here. We traded the din of Broadway for the sound of rain on the skylights and the crackle of the fire. The view of a lush 25' pine through the patio doors completes the picture and you'd just swear you were anywhere but here. We couldn't be happier.

Interesting... the $5900 and the $4500 rental at 342 w. 85th (1A) was the first short sale I ever saw on the UWS. Both rental listings are the same apartment.
