Can somebody translate "automated push-out windows" and "augmented by a unique 15’0” x 3’0” fritted glass room extension" for me? WTF are they talking about? "The Great Room provides wide-open space extending the entire width of 57 Irving’s eastern façade overlooking Irving Place. if you click on the building "overview" and look at the overall building structure, you'll see that the building face is not flat.
It looks like the sections with glass or windows is recessed 3 feet.
I'm guessing you can hit a button the windows will extend out and act like a fishtank.
Probably inspired by the popemobile?

Thanks, that partially explains it.

The pop-out windows look kind of cool, especially if they are push-button operated. Doesn't look good for cat owners though. I have cats but hate them, so it may work well for me.

I still don't understand the "fritted glass", it looks opaque on the outside pictures, but clear on the inside pictures? Can it be both?

yes, anybody knows what is going on? could this building be bought wholesale? it does not seem that anyone has moved in yet... were the 9 sale real sales?

I don't but looks like a sure disaster.
Just look at how high the common charges and ABATED taxes are.
It has One Jackson beat by like 25%!
And with a mortgage of 25mil on the building which has 9 units, that's like $2.75m per unit!

Developer had a tough enough time with the Chelsea Modern if its the same guy. Cant see them pullin this off.

$3mm underlying mortgage per unit (average) on top of $6mm + purchase prices pLUS transfer costs paid by buyer...do you realize the actual costs and carrying charges here? This is a building that the $$$ cannot matter to a buyer. And unique windows translate to expensive maintenance and mechanization will doubtless prove a headache and regrettable first time they get stck open. I would guess such units are for extremely high net worth owners occupying a realm I do not pretend to begin understanding. Is this built? Anyone seen a model if so?

havent been in that neighborhood for a while but google streetview shows the exterior finished.

I walked through this building for a job site visit and while the space is large and oPen, the finishes and quality of cratandhip are mediocre at best.
