Given that the average rent on a 2/2 in Manhattan just fell to $4300 a month, this still seems quite overpriced in that carrying costs for this apartment are more than double that amount. That said, the balcony and the views are nice, and the maintenance is comparatively low. It's just too darn expensive.

Hard to get beyond the 100% premium on the 04/05 price. I love how Sotheby's presents properties and this is a nice one.

Spin, that sales price is an outlier for the building.

that price is part unbridled optimism, part crack pipe.
I really don't know what to say, good building, good location, great coop and, insane pricing.
Nothing that time wont fix. I wonder...Over optimistic seller or over eager broker?
Time will tell. this one is priced to sit and sit and sit.

It's safe to say this is far from your average 2bdrm apartment.. whats the SF on this? definitely a nice one...
