in fact there is probably a 20% gap between asking and offering prices, in my opinion (I am a broker) 80% of the listings will reduce the asking price in the next months.
luxury condo bought by investors: not really affected for now.

many condo buyers from Europe won't sell in this market and they don't have to since they bought all cash. it's a small part of the market but significant and in fact for example not many 1 bdr in new condos with good location/view/layout/monthly costs under $1M.
so...did you really just say "they don't have to sell?"

As I said I am a broker and I just saying that there are not apartments for sale in the luxury condo market with an interesting price/quality and that ultimately means that many properties are overpriced. My explanation to that is consistent with the fact the who bought luxury condo in the last 3/4 years paying all cash with Euros.
The overall market has I wrote in other posts in my opinion has to come down, very difficult to know how much, but I see approx 20% between bid and asking so probably at least 10% in the next few months or no activity at all.

tanker: I could not edit my comment so I apologize for that, but it's a fact that there is a part of the market that can afford to be unrealistic and will continue to demand high prices even in a buyers market that's why Manhattan is different from many other places.

But if I bought in euros last year and now iz gotze a dollar denominated asse and dollar has depreciated 17%.....me wonders how many more of these 'not need to sell' deals these prada wearing financial geniuses do before the 'i gotta sell' deal comes along. How do yoy say 'i don't need to sell' in french?

They don't have to sell, not until Jr. graduates from FIT or NYU. In 3 or 4 years, they'll see where the exchange rate stands. If Obama gets his balls on and raises taxes, the dollar might yet recover.

Lamest thing I've heard lately from a broker: "Streeteasy doesn't usually get the updated information from our website. Check our website for the price cut information." The price cut wasn't reflected there, either, of course. It was just a lie and a kick in the shins for bothering to do your own research, so I won't be dealing with her. Ever.

A broker told us Saturday something like "all indicators are pointing to prices heading back up in 2010". Not quite "buy now or be priced out forever", but still pretty funny.
"You don't really miss natural light in this apartment because the windows face the most beloved street in all of Manhattan."
"There's an offer out, but they are stll accepting other offers".
My reaction? (A) it's a lie intended to draw an offer; (B) if true, I have no appetite in being used as a stalking horse bidder to ignite some bidding war. Either way, BIG TURNOFF, and I rapidly lose interest.
"good news is, the building has a balloon mortgage due in 2013."
how about that commercial.... "4 out of 5 economists say prices will rise int he next 20 years"

From the broker when asked why the seller did not include air conditioning in the recent remodel of an apartment with 8 south facing window, "They didn't need it, they were European."

I think that may be since the 1200 sf apartment is only 900 sf.
guys, i'm at negotiating point, back & force. is hiring appraiser (on my own, not by bank) can help? also for exact sq. ft., since it's coop?
i really don't mean to sound rude, but why do so many of these comments recently sound slightly or entirely russian/baltic? "is hiring appraiser can help?"
