I think the extension cord running under the cabinets of the new kitchen is quite amusing, other than that the price is too high and I would never buy a 1st floor apartment -especially in a down market with huge selection of inventory. 3J with direct park views sold at peak for less. They'll be more to pick from in a couple of months if you're having a hard time in that price range. Thumbs down here.

based on the floor plan, the master bedroom does not have an en-suite bathroom and the tiny bedroom's bathroom does not have a sink. please wash your hands in the bathtub...... based on the layout, and the low floor, thumbs down for me as well.

1st floor apartments tend to go for considerably less than upper floors, some reasons I know and undertand but not all. Other than, burglary risks,higher rat/mice incidents, flooding?. What are some of the other reasons?

BTW, this may be a second floor apartment. Unit 1F which recently sold goes out of there way to say so;
"PLEASE NOTE: THIS IS A SECOND FLOOR HOME. This wonderful and spacious ......."

as it being on the "second floor". typically, the lobby is 4-5 steps down and then you have the first floor which is 12 steps up from there. so the burglar will have to jump a little to get to your window.

The prison bars on the kitchen window are beautifully lacquered. So thumbs up for that.

LOL. Right on. If you do a google map of the building and then go to "streetview," you'll see the building is on a serious hill so half the lobby is underground.
It is pretty much a first floor apt.

I think prison bars add a little je ne sais quoi to an apartment. And jumping burglars sounds like entertainment in its own right. Am I wrong?

It certainly has alot of closets in the foyer area. The second bedroom is pretty small- would it be used as an office? Is it typical to walk in the dining area from the front foyer? The layout seems kind of disjointed to me- doesn't "flow" well. Sometimes apartments look different in person than they do on the floorplan so take a look- nothing to lose.

I concur with the other skeptics. The negatives of this apartment are many.

I think the original layout made a bit more sense, but as lobster indicated you may need to see the place to get a real sense of the space. Looks like the owners reconfigured the kitchen/dining area and renovated the bathroom(s). I still don't understand the bathroom configuration based on that floor plan.

Also, bear in mind that there is an M5 bus stop right outside this building. I have a friend who lives on top of a bus stop and the buses disturb him all night. You may want to check out the bus noise factor if you get serious about this place.
