Discussion about 144 North 8th Street in Williamsburg
Is that the "finger building" that keeps getting re-zoned and re-planned?
Yep, it's the "finger building" (I hate the nickname, but it's what everyone seems to call it). I would be very careful here, as it was an untouched shell for ~2 years, so who knows how it held up. They have been working on it for a few months now, and seem to be diligent as they move forward, but I'd want to make sure there won't be any major problems down the road. This is one of the new construction buildings where I'd definitely want an inspector in before closing. But aside from that, location is pretty great, and the second floor will have a huge wraparound common terrace, which is pretty unique. I don't think this will be done for quite a while though.
It's actually called the Albero. And I think it's steel beams and girders were exposed to
the elements for more like 3 or 4 years. You can still see rust all over. I'm not an engineer,
so i don't know how that impacts the integrity of the structure.
I think it's a year or even 2 years before it's finished.

I asked because I like that area (far from bridge and highway, near to subway, hopefully far enough from nightlife to be quiet), ...and also because it is more pipeline, I guess, at some point,
At corner of n11/driggs I saw another new building but I couldn't figure out what it was

They're hoping to complete construction this year, but I realize that many Williamsburg buildings are far behind schedule.
minocqua, I think they'll finish sometime this year as well. They've been working almost every day for a few months now, and it looks like they took their time to ensure that the foundation was solid after years of exposure to the elements, which is encouraging. It's true that many Williamsburg buildings are behind schedule (this is obviously true city-wide as well), but I'm most encouraged that they're continuing to build at the majority of sites. It'll be nice to have these completed while the number of brand-new projects slows down considerably.
Is there an active website, sales office, or listings?
kiz, nothing yet. I think they're waiting it out - it's probably impossible to sell much sight-unseen these days. They're being smart.
Any updates on this? This is supposed to be the The Albero, but people keep posting on the The Alberto.

yes, around 850k and up for 2BRs
ms 123 - i don't think east views will be necessarily be blocked. lots of lo ris townhomes and then there's the state park directly east. are there plans on any other bldgs directly east yet? there's a newish condo on n.8th and kent and it's only like 6 stories.
The views won't get blocked because zoning no longer allows anything nearly this tall in the area. Pricing is nuts. I'm going to try to take a look at the units out of curiosity, but can't imagine I'll be wowed.
But don;t they have sweeping views north AND south from a number of units. Tons of balconies. Close to metro but not nearly as noisy as 6th street corridor. Assuming quality of construction is OK they have some serious advantages over, say, 58 Met which is still on the market.
It's all about the views, which I imagine are amazing. The location is great. The unknown factor is how things are after construction was stalled for years.

I just put in an accepted offer at this building The design team that was used for the interiors was the same team that did the Ace Hotel. Its unbelievable.. All high quality materials compared to what ive seen in williamsburg. The view is really what this is about. I will have an unobstructed view of the east river and manhattan...similar to views from hoboken nj. Its a very "masculine" style, dark kitchens with only the best appliances like sub zero. As far as how it will hold up after sitting idle..def. a risk i guess, but its worth it i believe.

I am thinking about putting an offer for 3 Bed 11th floor, does anyone know how much room for negotiation 10%?
Brokers tell me it is 70% sold which is amazing since it will be finished in March.....yet none of the more expensive 3 bed were sold and the garage is very expensive Deed 50k and very stiff common charge $124 including taxes...It does not make sense why Valet Park in such small condominium. Why can't the residents park their own car?
Did anyone have an offer accepted or refused?
It has a little less amenities than the others around in williamsburg yet the green gardens is amazing, very unique, however that's about it because gym is tiny, location and view are its strongest.

If yes, did you pay for an inspection?
Reading about this building I found a few pieces of information that I do not know anything about:
1- The exterior is covered with EIFS and according to what I have read this material is center of a lot law suits against developers because of leaks, apparently this material is problematic.
2- Potential structural problem due to exposure to the elements over 2 years + before the building was bought by GFI.
