It really is a good convertible three-bedroom, and so hard to find good comps. After adding a wall of closets or wardrobes to the dining room, you'd have a 12'x16' real bedroom with good access to the second bath, and a couple of good dining areas remaining.

Its an attractive place given the school district, condition and layout. Also the maintenance is not high. Still, we know the market is lower than 2006. That said, we dont know much about that apartment vs this one. Its not a 6 room, its a 5 room, so that is kind of annoying. Can certainly make an offer in the $1.2s.

Sorry, they admit its a 5....I got crossed up by the PS 6 mention. $1.2-something would still be okay, but something about where we are in the calendar and where the stock market is trading would tell me this seller would not come down to the $1.2s yet.
