Is anyone knowledgable on 250 E.49th / the Alexander?

There had been a ton of listings for this place not long ago. Did they all go into contract, or have they been subsumed into the infamous "shadow inventory" pool? Was the developer flexible on price? The building looks basically completed, but no evidence of move-ins yet.

There have been no closings recorded in ACRIS to date and there are no active listings, so I guess shadow inventory would be the right category. Unless they just bail on sales entirely and go rental.
this is just a guess, but it looks as though they might have missed the first closing date set forth in the offering plan.
this would be a tough product to rent in this location, i would think. i haven't looked recently, but the rentals at the Veneto seemed to sit forever without moving. putting these on at something close to market would seriously impact condo owners in the neighborhood trying to rent out their units, at least for a few months.
and they claimed 70% sold, those naughty sponsors.
If this is 70% sold at those prices with those floorplans, I will rappel up the 2nd avenue face of the buidling with the 70% sold sign strapped to my back.
That is damn funny. Would love to see it but certain I won't.
