Yeah, they're stabilized, but at their current market rates. That may mean something 15 years from now, but with rents down 10% and rent stabilization allowing for 3% annual increases, not sure there are any immediate impacts.
Yeah, the new rent stabilization is somewhat meaningless.... I've seen those leases, with $6k stabilized rents...
except it is possible that when some landlords removed the apartments from rs due to luxury decontrol they raised the rents more than allowed. some of the rents could be rolled back for a number of years, it seems, and then RS-level increases applied from that date to obtain a current rent. for many units it likely won't make any difference, but for some, particularly larger units, it very well could.

Well, it sure beats 10% and 15% rent INCREASES, which is what we had been seeing in recent years.
Also, a guaranteed lease renewal, for people who aren't interested in living like gypsies, is worth a "guaranteed" 3% annual rent hike.

apt23, could be, could be. But I've never been to Club 57 (St. Marks), and I pretty much only went to Mudd on a particular night, I think Mondays, I forgot why. Mostly Tier 3 at that time, with Max's and Hurrah in the mix if the wrong bands were playing.
