And what about apartment 2A in the same building? Low-floor 7-room wreck but good bones. Asking #1.85. Ridiculous or not?
I actually think it's priced correctly -- this apartment has a lot to offer. It has the best of the WWI-era apartments (super-high ceilings, ornate plaster moulding, original mantle, french doors, etc) AND of the best of the 1920s buildings (proprtionality, huge closets, enough bathrooms). Also, because the block across the street has brownstones, it gets great south light even though it's on a low floor. While it still has two strikes against it (a pretty high mtc for a low floor and a virtually identical counterpart apartment available as a condo just two buildings up in 905 WEA -- it's the same architect, Ajello, so it really is almost identical -- for a similar price), it's still pretty darn appealing for the price.
