dad going to look at 2 apts at noon. So on the fence. 2660 vs 2706 for renovated large 1br. One is divided but in an odd way. Julia- I heard you got another call already - how can that be?

very strange that they called me again...Did you ask if they were rs leases because the agent made it very clear to me they were not....$2660 for a one bedroom in pcv is really a good price because they are similar to stuytown prices and much larger.

that one overlook the drive. the other one is on the 13th floor with a beautiful view of empire state and the city but cost may matter over view. The more expensive one is the one divided

Are these prices much better than what is currently available in other (some doormen) rental buildings? Just asking, after having scanned listings on SE

ph41, no.

i think TS is going to try and have the court clarify the RS status (or they hope not) of the units when j-51 expires.

ph they are better bc of the size of the apt - very few are around 900 sf and they include utilities - my summer bill was over $300 one month this summer. SO let's take around 150 off the rent and then it looks much better. If I wanted to move to UES I could probably find a comparable apt over on york - lots of stuff up there but there is a community down there with all the parks and all which is nice for my 3.5 yo

i did some searching. they are bigger, quite a bit, than what is generally out there in the $2600-2700 (minus utilities) range. many are very nicely renovated. the doorman is the difference, if that matters to you. cccharley :).

also keep in mind that if these are RS they will stay lower. Once the market comes back the other apts can pop a good $ 200 a year. I saw the ugliest 2br 1bth on 2nd and 36th = maybe 750 sf for 2650 just horrid. I did see a nice 2br 1bth up on 90th and york that was asking 2800 but they said we could get it for 2600 with a dm but not a tiny kitchen. That was doable

so looks like we'll take the cheaper one. i'm so nervous. I hate moving and just moved a year ago but i'll save $650 a month - that's a lot

stuy still has apts. PC still has 1brs. She told me the 2brs were gone in PC for now - but many will come up because renewal time is now and I assume they will have a 2nd set of apts ready to go soon. I was hoping to be in the 2nd round but I guess I have to take what I can get and since I hadn't yet resigned my lease I really had no choice but to take this apt or resign and then sublet which is kind of a pain. I'm trying to get excited.
