How do I calaculate the market value for a 2 bedroom 2 bath apartment with a balcony. The interior space is approximately 1000-1100 square feet and the balcony is approximately 600-700 square feet. The aprtment is at 240 E 76th street? Thank you for your help.

1) Find the purchase prices of all the sales in that building from 1996 through 2002, and figure out the average per square foot price of all sales in that building during that period.

2) Adjust the per square foot number in (1) to 2010 dollars based on the consumer price index.

3) Multiply the resulting number from (2) times your square footage, plus half the number from (2) times the square footage of the balcony.

4) Adjust up or down to taste based on the quality of the finishings, appliances, etc.
