If at first you dont sell, then lower your price, lower some more, lower a little more, then raise it 100K ! That will surely move your place !! Also...doe sthe square footage look off ?

That doesn't look like 1300 sf - is it?

Sq footage looks close enough. I'd say if a perfect square 34 feet by 38 feet outer wall to outer wall (1292 sq ft). minus that little chunk missing top left 9 by 5 (45 sq ft)?

1250 sq ft

forget about the increase- the price is SSSSOOOO way out there... Nice apt- yes, one of the most lifeless areas in nyc and just an overall crazy price.
