Are you sure you want to start a topic about Crystal Point here? Here is not Kannekt, so nobody will delete the posts about their dirty laundry anymore. You really want people to know the ugly truth of CP?
what is the ugly truth about Crystal Point? We could use something on the NJ forum other than the realtor talking points.

Well, I can only provide several things I know, but I believe other people will follow to provide more.
First and most of all, the ETHICS of the developer is terrible.
As a lot of people have already known and could confirm later: they pay money to locol forum KANNEKT to delete posts that have negative effects on this building! Can you believe that? When a post said "the ceiling is only 8'8"", it was deleted. When a post said "There is no play room for children in this building", it was deleted. Even when a post asked "Where I can find a daycare or school around CP", it was deleted in 1 minute! Simply to cover the fact that there is no playground, no daycares, no schools close to this building and it's not children friendly! Can you believe that? Ever seen any building playing this dirty?
Also the sales people lies all the time. At the beginning of 2009, they told people "the building is already 30% sold!" Several months later, newspaper said they are only 10% sold. In the summer, they told people "We are already 40% sold and we are selling 5 units each week now!" The truth? They only 43% sold by 2010.
And don't forget the 400 common fee including valet parking! Any building in Jersey city water front cost $200 for self parking and $400 for valet parking along, and they are telling you by paying $400, you can cover all the costs for the amenities and a valet parking! For what? To make you believe you can cost very little to enjoy all the amenities in this building so you will buy from them. Sadlly for any buyer - it's not their problem anymore when the fee double in 1 or 2 years after you bought.
Can you trust to deal with such people? To do million dollar business with people play dirty to hide the truth, to lie in your face, and play such dirty tricks to trap you in?
Feel so sorry for people who went to Kannekt for advice about CP. It's flused with posts from sales office and current owners yelling "Buy right now, no time to think!" "This building is the best!" "The price is so low, it will rise soon!".
All true voices are deleted.
Want to have some fun? Try to post somthing there like "This building is overpriced" or "It's not even 50% sold so don't rush into buying it without checking around". You will see how fast they will be deleted.

I just went to Kannekt and checked out Crystal Point, and there are plenty of negative comments on there, as well as plenty of positive ones. You're complaining about ethics, yet you're accusing the developer of paying Kannekt to remove negative comments without any proof to back it up. What's more, it takes two seconds on the site to prove you wrong. Oh, and there is a playroom in the building and there are schools and daycares in the area, including The River School in both Newport and in Paulus Hook, where my daughter went for three years and we loved it.
dot629, first of all, you sound like a sales agent of CP or a current owner who hate to see the price drop, since every word you said is to protect this building instead of to look for any truth. I know I cannot make a person like you to see the truth you don't want to believe, however I am here to response so that anyone else, who want to know the truth or have interests of buying here can know all the facts before getting into it.
1. The "plenty of negative comments" you mentioned are less than 1/10 of all the negative comments people posted there! And those you called "negative comments" are only talking about very minor issues that will not effect the sales at all and the only reason they are left there it's that Kannekt is TRYing to make people think it's an unbiased site! All the important posts are deleted. Try to find one post there talking about "daycare" and "school", or try to post one there right now, see if it will still be there in 10min! If you believe CP is not paying Kannekt, give me ONE reasonable explanation why Kannekt is doing that? The owner of Kannekt is deeply in love with one of the sales agent? lol......
2. You cannot prove me wrong by the fact that there are schools in Newport and Paulus hook, because those areas are NOT AROUND CP! River School in Newport is at least 15 min walk from CP, you call that "around CP"? CP has been claiming it's in a very convenient location which is just 5 min walk to the exchange path station, but they tried their best to hide the fact that: You need to walk 15min to send your kids to school before talking about sending yourself back to the path! Can anybody call that convenient? Comparing with all the high rise buildings in downtown JC, CP is the most inconvenient for parents, period.

BWT, used to post similar posts on Kannekt, and got the post deleted in 5 min and IP blocked for months...
I'll weigh in.
1) Read Kannekt and 90% of the advertisers on it are some sort of residential building. I've been posting there for years and ANY overly negetive comment on ALL the buildings is taken down. That is mostly likely the reason. To single out Crystal Point and its developer by calling them unethical is simply wrong, especially considering you haven't presented any facts to prove this point. If you want to say all developers are unethical...fine, but to paint just one building with this brush is unfair and makes me think you have an agenda against it.
2) 15 minutes? Seriously? Can we get some perspective here??? I can only laugh when people complain it's a 15 minute walk to a school or the PATH is two blocks further. Is that really that far? God forbid your five or ten whole, exhausting minutes from your front door. Not only is 15 minutes make CP around the River School, in many places that would be considered RIGHT NEXT DOOR. Try living out in the suburbs. I lived in Morris County where I had to drive my child 25 minutes to school. I've been in Hoboken for 7 years and my child's school is ten blocks away (or about 15 minutes)...every morning I am thankful it's so close. I'm sorry there's not a school in your building and the PATH Train doesn't stop at your front door.

There are tons of ridiculous accuses without any proof for Liberty Harbor, Trump, Shore condos there everyday, never saw they got deleted. But when you said "CP has 8'8" ceilings" it's got deleted! Is that "overly negetive comment" at all?
2. "Try living out in the suburbs", Why on earth we should compare CP with suburbs? If you have a lot of 15min to waste every morning, why buy in Jersey City? A lot of much nicer towns is just 30min more to NYC comparing to Jersey City. Millburn and Shorthills is just 35min Train ride from NYC with super schools. Why live in a two bedroom apartment and sending you kids to terrible schools while you can enjoy your own back yard and free good schools if you don't want to save the 15min every morning? The Shore, 77Hudson, Gulls cove are all just 2-3 min from schools and daycares, CP should compare with them instead of a SFH in the suburb! Don't try to use Hoboken as an example. Most apartments in Hoboken (except those close to path station) is selling below $400 /sqf currently, unless CP is asking for the same price, you should not compare with them.
I'm not comparing it to a single-family home nor am I comparing it to purchasing in Hoboken...I'm putting the time and distance in perspective. So using you're numbers...if someone wanted to purchase in CP over say 77 Hudson, they shouldn't because they are 12 minutes farther from a school? That's ridicualous.
I never said people should buy or not buy in any building for any SINGLE reason only, however they should put every factor into consideration. As a parent myself, I think this is an important factor and every patential buyer with kids simply have the right to know this situation before buying.
Just sadly, they will not hear this kind of useful information from Kannekt.
I still don't understand your theory about Kannekt. I've posted several negetive comments over there and not have been deleted. There are posts on Kannekt criticizing sales, closings, distance to the PATH and schools and more at Crystal Point. If you'd like, I can easily copy and paste them over here so you can see for yourself.
I got my theory from the following personal experience:
1. One day, I posted on Kannekt with the title "where is the closest school around CP", the content is "can anyone let me know? Thanks!" This post got deleted in 5 min.
2. Another day, I replied to a post with the content "I couldn't believe CP has only 8'8" ceilings." This post got deleted in 5 min.
3. Another another day, I saw someone posted "I wouldn't buy in CP because their 300 units have exactly the same finish. That's terrible." 5 min later, that post got deleted.
4. Just one week ago, I saw one post said "They are only 43% sold. After current owners closed, the price will drop further". That post got deleted in 5 min.
... ...
So let me know how would your theory about Kannekt be after those personal experience?
Also, please do post the so called "negative" comments over there here, let people see how laughably minor those issues are comparing the real big ones they are hidding!

I guess not agreeing with you automatically makes me a sales person or owner. I'm neither.

Honestly, I don't really care where people live or look to spend their money. Just hate unsubstantiated accusations. Don't feel the need to respond. I'm done with this silly debate.
went to see CP a while back and the building is not as good as I had hoped. View is outstanding but most of the layout is not practical and the color tone of the entire building is very cold. But that's just my personal opinion.
also, sales ppl do lie about the numbers and it is really sad.
I also have had post that questioned CP amenities and highlighted some negative aspects of the building and ever post was deleted within 20min. I have seen other post that comment sarcastically that if you say something negative it will be removed. Kannekt is definitely bias towards CP. Other buildings negative post are not deleted or removed unless the comment is off topic.
The last person who posted seems to have exactly the same grammatical and spelling issues as Jerseycitygirl. If i was the suspicious sort, I would wonder if it's the same person, trying to beef up her argument. I am looking at CP as a potential investment and logged onto this site to get some feedback from folks. Do appreciate all of the NON-jerseycitygirl comments. That's very funny, since I don't know jcresident at all and couldn't understand why you think we are the same person. Any example?
If you are really "looking at CP" instead of a owner there already(or the sales people), really couldn't understand why you only like the positive reviews of this building? Put the deposite already?
Also FYI, next time when you see anybody posting negative reviews of CP in Kannekt, never assume it's me. I have stopped posting anything there for a year already. What's the point to post something that will be biased kept or deleted? Why people trust any information from a site where everybody hides behind "Anonymous" like Kannekt anyway? "Anonymous" has no credibility, so that they can lie all the time!
To Jcresident, sorry to hear what you have experienced and I can totally understand the frustration. Just try to see the positive side, this experience can keep you away from the trap from CP and Kannekt right? You are much luckier than the readers and buyers who are still trusting the lies there right?
be careful with cp,they charge to much for there waterview 3 beds,almost $800 sq ft.since the building is in the middle of no where,its not worth it.All resales in area $500/600 range.
Just reading this post I can say for sure the Path is a 15 minute walk from the place, since I've visited my friend. I also agree that it's not a safe neighborhood for kids. There are no parks walking distance from what I saw. Also the area is still in it's gentrification phase. You pay for what you get. You work in New york and are single with no kids it's perfect. For the space and new construction it's worth the price, but yes not after you have kids. It's a place for short term. If you have a car. It's a big inconvenience to drive into Jersey city period. Too much construction going around and you get stuck with tunnel traffic. This place is good for homebodies or people who do things during off peak time.
The Exchange Place Path is a 9 minute walk. Just timed it. Wasn't walking quickly at all. Could make it in 7 if I was walking at a NYC pace. To say 15 is ludicrous and reduces the credibility of the previous post.
It's definitely a 15 minute walk from NEWPORT or GROVE STREET path station. EXCHANGE PLACE Path station has no train to 33rd street directly.
Is anyone concerned for their safety at this development or 77 Hudson? There have been a couple of shootings in the area recently. It's aesthetically gorgeous but not worth it if you have to look over your shoulder constantly. Really interested in waterfront Jersey City but worried about the elevated crime statistics in the area. Any and all opinions are welcome. I've lived across the river for twelve years so I'm used to city living, just looking for a little feedback. Thanks in advance!
Jersey City has had high crime for a very long time. Why anyone would pay big money to live there is beyond me. ANytime I drive through Jersey City I usually roll up my windows and make sure the doors are locked.
Jersey city, east of I78 (i.e. along the hudson on the water) is all very safe. No issues of safety at Crystal Point or 77 Hudson whatsoever.
If you think its unsafe, you obviously don't know the area.
However, part of Jersey city west of I78 can be a dangerous crime ridden place...
