Does anyone know why Riverhouse's sponsor is currently unable to close apartments?

Hi there, what do you mean by "unable to close"? We have just looked at the building and loved it. Are there any issues?

The finishes at the Visionaire are fantastic, and considered by "most" -- I'm thinking in the sense of if you took a Zagat survey or something -- buyers to be superior to those at Riverhouse. (The Visionaire's ad campaign to brokers compares pre-sale renderings to final product to emphasize how the building has delivered on all its promises, somewhat unusual for a condo of its vintage).

However, Riverhouse's Tribeca-adjacent location is generally considered superior by the collective, so it's really a question of what your priorities are. They're both good buildings -- for which you probably shouldn't be paying list, but I assume that your agent knows that.

Curbed is reporting that the lender filed a lis pendens on Riverhouse and now the sponsors are suing each other over alleged misappropriation of funds.

They say it is 70% sold. I would imagine a lot of those buyers were investors now looking to flip/get out in competition with the sponsor. Ugly.

Hi all,

this may be a stupid question: I'm a first-time buyer and was planning to make an offer for a place at the Riverhouse. Given all this trouble, is it better to move on now? Is the Riverhouse in danger of defaulting?

Any thoughts?

now with this news i think it make to choice easier visionaire vs rh- i say visionaire

i totally disagree...visionaire is far from everything. you can't walk anywhere.

Riverhouse is close to Whole foods and tribeca. and straight across from every subway.

I would never consider the visionaire location.

Are you kidding....I live right next to the Visionaire (in the Millennium) and all I have to do is walk across West St. to the R and 1 subways. Another street and I'm at the 4,5 lines. I am much closer to the subways living on the southern end than the northern end of BPC.
I also have probably the best restaurant in BPC in my buildiing (Inatteso)along with the caffe on the side facing the Visionaire.
If one has children, there is nothing better than having their brand new green school right next door to the building.
By the way, check the financials of Riverhouse....very high cc in the future....of course, if you can afford it then it's not a problem.

You can't walk anywhere ??? HUH?? that makes no sense, no matter where you are you can walk somewhere!!!
prada, i agree- love inatteso.
to be honest i was concerned about the location and now after living here for a year i see how silly my concerns are. Plus what is wrong with a walk over to Whole Foods... do people never leave their apartment.
BTW- a market is opening on the ground floor of the visionaire

i have been looking at millenium,riverhouse and visionaire.visionaire has by far the best appointments and amenities and is closer to subways,however i do believe riverhouse is in better part of town,although i may be biased living near riverhouse.i did find prices at millenium to be 20% lower than rh and visionaire,wondering why.

The Visionaire definitely has the best amenities but that will also reflect in higher future common charges for upkeep.

The only new green building in BPC that has the best financials is still THE MILLENNIUM - 30 West St.

Be careful with rh. I do not know much about Millennium, but the sponsor at the rh does not put contingency clause in the contract which, in this market with tight loans and only 2 banks approving rh, it means that what you put down will be very likely gone. They push for Chase which is known to be slow so that you cannot get the comittment letter on time and therfore your money is gone. With the millennium, I am not the expert at the building. Overall, if you can, consider somewhere else in the city rather than BPC. in BPC you need to pay security fund, high maintenance which is subject to change meaning that it keeps going up. Again, be careful with rh. Everything is wishy washy there. No party room (sorry, there is a party hallway!!!), the gym and the pool are terrible, no outdoor public area, no storage, no bike storage, cheap looking lobby, funny looking front desk, you name it.

i put in bid for apartment at rh and millennium,my lawyer is now in process of reviewing contract s and doing comparison of costs.i do agree that millennium has best financials and is selling at 20 % discount to rv,however i am in nbpc now and do like area,also i have a newborn and love the fact that rh has pool and common deck. its going to be atough decision.this discussion has been very helpful

much has been written about high taxes and cc in bpo,they are high.i have also looked at many new developments in tribeca and found teir cc and taxes were equally as high,once tax abatement period ends.tribeca summitt, fairchild and one york to name a few.in addition if you review numbers on buildings like the brompton and lucida on ues,you will find the same.

mjpayo, don't look at tribeca new developments. They are great resales with very low CC and taxes. For some reason tribeca has low monthlies (resales only). What is your price range? I might be able to help you because I am also looking very actively.

How pretentious is it to name a place after an EXISTING old money fortress as if that gives the new place some kind of cache? Eliminating a space between the words doesn't exactly mask the arriviste aspirations of the type of tenants the developers obviously hoped to play to. the apartment at millenium is resale,sellers want to close in 60 days which is not a problem.i have been pre-approved for mortgage,however iwill insist on contingency,you never know what can go wrong.i will be meeting with my attorney to review contracts from millennium and rv in a few days.although i started out looking in tribeca,the prices seems too high for newer constuction and monthlies were pretty high.73 worth was about 1.8 psf with no gym,roof desk or pool.looked at place on greenwich and warren,monthlies were 3700 for 2000 sq ft apartment with limited amenities.at least with new buildings in bpc you are getting alot of amenities

i did look at visionaire and i think it is a great building,the best in bpc.the problem was that the 3 bedroom's i looked at were only 1681 sq ft,it felt a bit tight,all of the larger 1820 sq ft 3 beds were sold.they did have a couple of other 3 beds with outdoor space priced at 2.6m and 2.7 m,my budget was 2.2m.the monthlies are on the high side in 4 years you will be paying 2.5 psf.again,the building is amazing,i wish i could have found something suitable.

shah...the Millennium is a conmpletely SOLD building...it was the first green condo building in BPC (the actual first green ones were RENTALS on the North End).

There are only RESALES now in the Millennium.

i did see l line,its very large.2100 sq ft,not much view,c line is nicer ,a bit smaller but nice view

Any thoughts on 1 Rector Park (333 Rector Park)? It Is right in the middle between RH and V.
