Williamsburg parking spaces - What is the right price to pay?

Many new developments are offering to sell covered parking spaces. I am thinking of making an offer on one in Williamsburg, but not sure how to price it. Obviously the developers' asking prices are too high. Thoughts?

I say find out how much a paid lot costs monthly and do the math to see what a reasonable offer would be.

Thanks much. The missing piece of the equation is a reasonable residual value to use after say 5-10yrs.
