Discussion about 1055 Park Avenue in Carnegie Hill
Look at it this way: a staff of at least 8 people, divided by 5 units. It's worth it if you would need a house manager/maintenance person to maintain your lifestyle. I really wonder at your question. It's such a niche offering; one of those things that if you have to ask, it's not for you.

When you add the CC for PH5, #2 and #4 and estimate the CC for unlisted #3 and #1, you come up with an annual revenue budget of about 500k. Just to staff the building, at minimum with 4 doorman shifts and 1 super, the payroll and payroll related is 300k. Add insurance, fuel and power, add another 100k. There isn't much wiggle room with these high CC.
Taxes are extremely high for new contruction that isn't temporarily exempt under 421-a, and unless the sponsor bought negotiable certificates, this building doesn't qualify for 421-a. 3 dollars sounds downright reasonable, especially given that it's a full-service building with only 5 units.
Just over one block is The Lucida, another glass enclosure building, where the CC (excluding RE Taxes) is about $1.20 a Sq Ft. If apples are apples and lemons are lemons, why buy at 1055 Park. Head over to The Lucida and save on the monthly CC.
I WAS waiting for the reveal - you don't disappoint. You do nothing for real estate "professionals'" reputation pulling this kind of dumb stunt.
My only point is that given the two buildings, The Lucida and 1055 Park, you have a choice based on the maintenance gap. With both you'll have buy at +$3,000 a sq ft, you'll have the similar traffic issues (i.e. firehouse or Staples and Petco trucks), be able to flash neighbors thru Frit glass and premium services (1055 will have a bar, I recall).
Why not if you have all the money and choose The Lucida over 1055 Park?
Because if the Lucida's posted taxes are accurate, they are the result of a short term (10-year) 421-a exemption which will begin phasing out after only 2 years.
According to the NYT RE section 2/7/10, there is a bonus baby on hold for the PH. Appears to wishful thinking!!!
Hey, is this project stalled. Park Avenue willing to put with this?
