Sorry marco, while I agree there's still downside risk, one sale at 2005 levels isn't really confirmation of anything. There have been much better deals out there, at '04 or even '03 levels.

Not that i want to start a whole manhattan vs outer boro thing but...
many people on these boards always bash buying in the boros bec prices in manhattan have come down so much that the cost savings is minimal
Currently luxury new construction in bklyn/LIC is selling for 600-700psf and in some cases less. this cookie cutter/ parquet floor/ 1980's kitchen & bathroom job is selling for 30% more, and this is a good deal worthy of its own thread.
