About to purchase a condo which is about 4 years old. What does an inspector look for? Is it worthwhile? I'm more familiar with using an inspector when buying a house. Thanks.
Yes, you must . Ventilation, water leaks, piping, everything must be up to code .

Dennis Kanakis of Olympian has two reps: one of being a good inspector and one of canceling appointments at the last minute and then being impossible to reach, which was my experience. You'll find a similar report elsewhere on streeteasy. So be warned.
Sally seems to think the world revolves around her. Yes my car broke down and my assistant did call her approximately 2 hours in advance of the appointment time to let her know that I was stranded in the middle of the Brooklyn Queens Expressway and awaiting a tow truck. At the time I certainly regreted her inconvenience, though now that I see the type of selfish person she is, I am glad that I was unable to work for her. I drive a very well maintained mercedes benz s430, though all cars do break down without notice at one time or another. Sallys heartless response to my assistant was to tell me to get on the train and hung up on her. She apparently has no experience with a seasoned inspector, as that would be asking me to unload two ladders and $15,000 worth of tools and to put them in a shopping cart and get on the train just for her. As an experienced business person I know that that was not the right or even possible move, as my priority needed to be to get my vehicle properly repaired immediately as to not inconvenience more than a days worth of appointments. When something like this occurs I am at a great loss as well, I lost $2,000 worth of work, $275 for the tow truck and an $800 repair at the dealership. Had Sally had a wise attorney or had she allowed ample time or had she had an inspection contingency clause in her contract, perhaps she would not be so hot headed. I have spent the last 19 years of my life saving clients into the billions of dollars. I have worked for many many rich and famous individuals including Kanye West, John Leguizamo, Peter Max, Joe Rickets, Kelly prices mother and so many more. I have had fist fights with sponsors that tried to wiesel their way out of providing a proper as promised new renovation for my client, I have had to inspect buildings over runned by drug dealers and I have had to inspect buildings with crack addicts under eviction. I have worked in the field many nights till 2 and 3am for my clients and I very often on a regular basis am writing reports for my clients till the very late hours of the early morning. I am certainly devoted and likely the best there is, so Sally you need to get over yourself and retract your slander...as angieslist is already in the process of editing your slander and lies. Furthermore anytime you are ready to be sued for defamation of character you let me know. I am very easy to get a hold of.

$15,000.00 worth of tools? I thought a New York State licensed home inspection was a non-invasive inspection without the use of meters and gauges? The only thing that is used is an electric GFI and polarity tester I thought.
What tools are used that cost $15.000.00? Saved billions of dollars? Over runned? Selfish person?
