I think you bought it for $335,000 and want to sell it for $445,000.

I think alcove studios in 1999 were trading for $100k. Someone way way overpaid in 2004 to the tune of $200k. If the seller doesn't drop below $250k today, it's gonna be another episode of 'days of our price chops'.

apt on 4th floor sold for 425k recently......they are big jr 1 beds..ie 650sq ft......with bedroom separated with a wall....nice layouts...great location.....so nice apt, etc...but wasnt sure if it was too high.......AND in terms of price....its $890/650 sq ft.....i thought that was a good ratio?

That floor plan looks like a rectangle 21' wide x approximately 26' long, which puts it at approximately 550 square feet. I bought a similarly sized junior one condo in 1998 for 179k. But you couldn't touch it today for less than $600k.

Eastside, this isn't a 1 bedroom and will never be. It's an alcove studio, no matter what you do with it. I agree with Matt 100% on $375,000.

Yeah.

If, when you awaken in the morning, you have to leave the "bedroom", walk through the living room, past the kitchen, through the foyer ("dining foyer" -- Lord help us -- only in New York), and past your front door to get to your clothes CLOSET to get dressed ... it's not a real bedroom.

For a small apartment, it has too much foyer/hallway space.

thanks for the comments.....its actually a nice size apt...i guess you are paying for location..ie 38th and lex....vs living on 88th and york

38th and Lex is pretty darn convenient.

But it's still an alcove studio.

a 650 sq ft alcove studio that looks like a 1 bedroom.....1 beds in nyc are 700 sq ft on average....

At least the fake wall doesn't bisect a window like so many other alcove studios.

yes...ive seen this line and they do look like true 1 beds..eventhought the beds are small.....most other alcoves have walls in the middle of the windows and look awful...

Never got to see apt...open house cancelled...supposedly going for "at ask".......so this one went quick and probably over what its worth...
