A penthouse on Roosevelt Island would feel like a penthouse on Rikers Island.

Trust me. Stay on MANHATTAN island.

There are alot of units for sale in this building and nothing has moved for like 6 months. Does anyone that lives here know anything?

I don't think it is a bit high... he just wants a decent 20% appreciation since 2006, and why not? Hey, just make it 50%: why doesn't he ask for 1.6 million. That would show all those bears that a superprime location like Roosevelt Island will never go down.

Well it is right next to the tram...so its about the same as something on York or East side drive, in terms of distance to Manhattan...and I don't know. Are there new-ish 1350 SF 2/2 condos in Manhattan for $995k (below 96th)?

Having to take a TRAM to get to civilization is worse than having to take a subway.
