It's a G-H combo. Turning the G kitchen into a bedroom prevents the master bedroom (the former G living room) from having its own bath. Instead, there're two hall baths serving the three bedrooms.
No clue how the $1.7M compares with other 3/2's in the area, or to two 1/1's in that building.
Flmao. Let's see you add two $500k units add in a Julio renovation that should cost $200k, and poof! $1.6mm. I don't think so. If the 1bdrm drop to 2004 pricing of $400k well. I hope you like living there and maybe even dying there.

This is, what, 1250 square feet tops? Are coops going for $1350 per square foot in the Lincoln Center area these days? Somehow I doubt it.
I agree with Miette. 1200-1300 sq ft. $1000-1050 a sq ft. Tops out at $1.3mm.
That's 20% overpriced, at current levels 1.3 would be fair based off the 1.2 multiplier for combos. I looked at a 1bedroom in that building and I wouldn't say that 550K (asking price for a 1bed) is a deal.
