Did anyone happen to see this apartment today? Unfortunately, I didn't find out about this open house until 5 minutes ago. http://streeteasy.com/nyc/sale/494445-condo-172-west-79th-street-upper-west-side-new-york IIRC, several posters who know about prewar buildings (ph41, nyc10023??) thought this was a very good UWS prewar buildings.
Lobster - I saw 9B, which was a fully and well renovated unit back in 2008, when a friend's daughter (frm overseas) was looking for a prewar, pet-friendly condo with w/d. Broker and I made an offer on her behalf, but the apartment had gone to contract within 10 days of the first open house. Rooms are pretty good, has a nice little entrance foyer which adds charm, and apartment seemed very comfortable. No views, and I really couldn't get a feel for noise level (pretty busy street), but it didn't seem unusually noisy, but then again, the apartment I saw was on a higher floor.
This looks like a very low price for that unit, though I can't tell what it would be like to be on the 2nd floor in that building, and I am guessing this can't be a renovated unit.
Not the fanciest building, and I don't know the percentage of sponsor-owned apartments, but pre-war condos are rare anywhere in Manhattan.
ph41, thank you very much for your helpful and detailed comments. Being on the second floor is probably a big drawback as it would be in most buildings. I took a look at the outside of this building last weekend when I was looking at open houses on the UWS and the building location is certainly a plus for me. Looking at the floorplan of this unit, I was concerned that the kitchen and dining area might be a little too small, but I could check that out in person. The other rooms as well as the attractive foyer area that you noted seem more than fine to me. Thanks again for your help.
