The key word here is "reasonable," isn't it?
I see from your handle that you are one of the brokers, trying creatively to drum up some attention for your listing. Advertising for free is called spamming, but I will generously rewrite your post as: "please help me figure out why my listing hasn't sold?"
I went to an open house last year, when it was a Corcoran listing and they wanted $1.2M or so. I thought the house felt small, I didn't like the renovation, but the fact it's 25' wide is definitely a positive. Ultimately, it is not special enough to overlook the location, between Myrtle and the BQE. Maybe if it had been fully detached with more interesting architectural details it could have swayed me.
These are not things you can change, so your only dial is price. I don't believe it is particularly efficient to telegraph the owner is motivated when a listing has been on the market for so long. It's pretty much assumed after a year. If you look at the recent closing prices on the fringe of Clinton Hill, you don't seem that far off BUT your listing is stale.
My free advice: reduce the asking price to $875K. That will reach a lot more interested parties than a post in the "discussions" forum.
That is a very cute house -- looks like something out of a small town. A bit of a hike from anything but the G train, though.
