Can be this correct- a 356 square foot 2 bedroom/2 bath UWS condo? I was wondering why the listing price for this open house was so low. http://streeteasy.com/nyc/sale/495967-condo-105-w-77th-st-upper-west-side-new-york

It seems as if the lower level of the duplex is below grade, and therefore its square footage can't be included in the overall tally. The "bedrooms" are on that level, which is generally described as a "recreation space".

based on the corcoran floorplan, it's most likely 6 instead of 3. fat finger affect.
Do the bedrooms have windows? From the pictures, it doesn't look as if they do, which means that in NY they cannot be called "bedrooms". The square footage could definitely include even windowless rooms, but they are usually euphemistically called "dens" or "offices" - see many loft listings in Soho/Tribeca.
What Tina said, and the cellar portion is a separate tax lot. It's unit A, 323 square feet and "intended for commercial use". The declaration has never been amended to join the two tax lots.
A/1A sold for $530K in 2005 and for $743K in 2007.
