maintenance fees

This is a general question, not related to any particular development or area, but can anyone provide insight re: the differences or similarities in maintenance fees for large buildings (at least 40 apartments) and maintenance fees for brownstone condos? I have seen brownstone condos with 2 or 3 units charge higher monthly maintenance fees than really large buidlings (the larger buildings have doormen, supers, etc., so the fees make more sense to me). I simply do not understand the high fees for brownstone condos. It can't cost that much to keep lights on the stairway, can it? Appreciate any info!

Less people to distribute general costs for services across (garbage, electric, etc.)

In many cases, the fees are relatively fixed, so less units = less people to pay for them -

i.e. a building has one super that costs $75K a year; if there are 10 units each would be responsible for $7500 of his salary; 100 each would have $750 to pay
