georgica - upper east side - relative value

looks like a couple of big units recently closed...

Its a nice looking building just not gonna sell for a long time.

i guess that's why the discount. probably get a bump in prices if/when risk subsides.

I like the building but its going to have some trouble. Much further east than the "prime" new buildings on 86th (brompton and lucidia) and even they were having trouble. Plus, it just looks weird given they had to build around some tenement-type buildings.

I think its a risk.

on per foot basis, i have trouble finding a better deal than the bigger units on the higher floors here
