The building is located on Tenth Ave and is asking for $1400 psf? Tenth Ave around that area is a waste land. The entire neighborhood is very dingy and is quite far from the closest subway. This building is $400psf over priced and shouldn't be more than $1000psf for the high floors.

One bedrooms range from $1100 to $1400 and two bedrooms start at $1473. These are clearly overpriced, but what is a fair price range for this development taking into account the location, amenities, finsihes, etc..

FYI - a lot of the units have a lot of outdoor space which streeteasy's price psf does not take into account. cabanas terraces balconies look at the floorplans. i think the sq ft only uses the interior sq ft.

alchemy's strategy with every building seems to be release units at insane pricing then chop and re-chop until people "feel" like they are getting a discount. but even chopped they aren't...
