Went to ten open houses in Brooklyn yeterday - condos & coops in PS & PH. In a word - listless. Perhaps it was the weather. The buyers were there in moderate numbers. Their was more excitement in an endodontist's waiting room. The units were drab, unkempt, and in most cases not prepared for open houses. The agents were far from enthusiastic. Prices, for the most part, unrealistic (as one might expect early in a sales period). Overall, a sleep walk. Any other observations?
I went to two OH in Manhattan yesterday. One listing was SO overpriced, close to 2007 prices (and a 5th floor walk up - I had to carry my baby and that was not fun!). Deluded seller.
The other listing it was really hard to say....the price was exorbitant for the space itself, but the place had been gut renovated to a tee and literally I could not think of one piece of work anyone would have to do.
For both, I saw from the sign in sheets that I was the 6th or so person there and the OH had only been going for about 30 mins. I have to say, looking at apts when the weather is crappy really is awful - just really alters the light, and you're frustrated going in, b/c you're wet/umbrella etc.
But good news, I have been practicing NOT looking at the decor and focusing only on the space itself, and I think I am improving :)
