Discussion about Metropolis at 51 East 128th Street in Central Harlem
Typical.
Bite-sized rooms, no kitchens (excuse me, appliances in the living room), and a terrible neighborhood.
So of course they're listed at 60% over their value.
Thank you Matt for your opinion. I do however prefer the "open kitchen" look and for our price point this does seem like an ok option. Where else would we be able to get 2 beds for this price. Oh and if you only saw the bedroom where we rent now. Anyways, I've been doing some comps on past 6 months of sales in central harlem and seem to have a $/sq foot in mind and really Harlem isn't so bad, I've been here 3 years with no complaint.
Side note, this building is next to the Addicts Rehabilitation center on both sides...
There's a difference between the true "open kitchen" and THIS plan, which is "appliances in the living room."
If the living room were any smaller it would be more correctly termed an "eat in kitchen".
Given the number of new developments in Harlem, I think the price is a bit high. The builder installed a cheap bathroom vanity (which is different from the model unit). So, I wonder where else he cut the corner.
By the way, the "Italian" kitchen cabinets are from IKEA.
According to the broker the vanities will be changed to the model version after the inspection goes through. They just wanted to get something in there quickly. Fbranco, I can't believe those cabinets are from IKEA. We are no longer looking at this, too much downside.
That is quite strange, don't you think? Why would you want to work twice? If you were to put the right one from the first place, you would not have to change it again. Plus, how can we be sure that a newly installed vanity is up to the code? One more thing: although it says that it will have green roof, the builder will cover only 20% of its roof with the "green roof technology." The rest is up to the residents to pay for it.

That shouldn't be a problem, since they'll have all that extra money from the furniture they WON'T be buying for their nearly non-existent living rooms.
We were just at this building yesterday. We thought the bright white exterior was very cool. We checked the cabinets. They are from Ikea and they are made in Italy. The white kitchens are nice and we like separate bed and bath layouts. The upper floors have a pretty wide view of midtown. We're going back to check this out at night. They have a gym. But what is a fare price today for all of this?

Uptown1 let me know what you think of the place at night. I seriously thought about this apartment, until I saw it was sandwiched between two ARC buildings...now the price to me is seriously ridiculous. We'd be crazy to pay almost half a million for that.
I agreed with you track. It is not worth the half/ million. I saw the apartments. Pros: 1) vues from 4th and 5th floor south facing apartments and 2)zen building with 3)nice balconiesCons:1) location,location,location,2) cheap finishes: windows,bathroom,tiles, sink, ac units, washer/dryer,floors, 3)painting from 5th floor balcony already cracking.4) falling knife : with the supply of condo in Harlem in coming months,the price can only go south.
Uptown 1 sounds like the builder or the broker. The white exterior is "stunning" but have you thought about what it would look like in two years? Who is going to pay for the power-wash?
track, we made it back last night. The city lights view from top floor is awesome and it was quiet up there. I wish I were the seller. I could use the money!
Why don't you buy it then? Did you see the report that housing price will go down as the interest rate goes up?
We will. Interest rate is lowest in 50 yrs and this is the best deal we could find. This is not just an investment, but our home. 1 stop to midtown on Metro north.

If the 125th Street Metro North station is convenient to you, and if Grand Central Station is the part of "Midtown" to where you're going, then I could see why it might be construed as a "convenient" location if the planets align properly in that one instance.
The A.M. Stern building looked more interesting...
