Wld you renovate or sell?

we have an UES west-of-lex 3/4 br combo. 3 brokers independently quoted us 1.8m reasonable expected sale price in current condition last spring when we considered selling. We paid $1.25 for the combo. Would you invest another $300k to renovate & make a true 4br w/dining, or just sell and be done with it? comparables that we'd want to move to all seem to be about $2.2-$2.6m, and the monthly payment would be higher.
