Jimmy, we were not successful at getting more than 5% off (but that's after 36% reduction by the developer). Also, no luck with the closing fees... We haven't closed yet - scheduled in May. Would love to hear from others in teh building already. thanks!
Per sq ft, our place (w closing fees) is about $590 - reasonable for the condo - given that most places in BH are in this range and higher and they're coops.
I used to worry about the location. but having walked to and from many times now, it's really not an issue, extra 5min at most (we're on Columbia Heights now). Also, the walk is a pleasant one, Joralemon is pretty, and now the park is more of a reality. would be nice to walk home along the river...
My other worry was common charges - but having seen so many decaying cupboard coops in the area with CC just as high, i think i'd be ok if it'll go up (ever, and the party line they wont' for now). at least i'll be paying for something so fancy and useful (gym, movie room, gardens, etc).

Thanks for the information. If you don't mind sharing, what kind of unit are you purchasing? Studio/1BR/2BR/3BR?

We were also able to negotiate about 5%. I agree with blsconnect. We had the same concerns but since walking around the neighborhood and the Park we are very excited about our move. And although the common charges seem high, based on all that OBBP offers and the size of our apt, it's worth it!
