Something TOO wrong when the price is TOO wright?

I wonder why an appartment that should have sold well (great location, good shape and prperly-to-low priced) did not sell during the several months that it remained in the already 're-activated' market and now is for sale again in almost the same 'low' price it had before. Requested the buyer's broker about why such a good unit did not sell in the past nor has it price been raised now to what similar/equivalent units are presently being sold for, in the same building, he simply says "I don't know"....What could the buyer be missing there?

Was someone murdered there? (Okay, partly facetious question, but then again, you never know - could be Linda Stein's apartment, after all).

The broker will never tell you the whole truth...I just a seller tell me that "you can't get financing at 80% anymore in NYC. I want at least 40% down" as it realtes to a contingency. Really? There is a reason...may be just stupidity, but a reason nonetheless.
