The facts:
1. This is a single unit in a Condo owned by an individual as an investment. In other words, he is not a professional landlord.
2. The owner lives in Ireland.
3. The owner uses Corcoran as a broker.
4. I moved out on June 30, 2009 and paid the last month in full on time.
5. Deposit was $3600
6. There were some minor repairs needed, and after much back and forth with the landlord I agreed to pay $1500, and the landlord said he would send me $2100
7. I've been in touch with the landlord off and on since last year about payment. He keeps saying he will do it soon but never does.
8. I have emails to document all of the above
The questions:
1. I know I could take him to small claims or tenant court. I fear that even if I win I won't be able to collect since he is in Ireland. So is it worth my time?
2. Can I go after the broker at all?
3. Is there anything I can do so that a lien of some kind can be put on the property?
4. Can I contact the condo board and is there any way I can keep them from allowing him to rent it out again?
5. Is there anything I can do besides harassing the landlord?
6. Any advice?
