Sale at 25 East End Avenue -- too good a price?

Is this price too good for what this apartment has? $3.85 million seems a little low for a large 4 bed/4 bath in what looks like good condition. Is the location (too far east) the reason for the price? http://streeteasy.com/nyc/sale/508023-coop-25-east-end-avenue-yorkville-new-york

be a somewhat awkward combination of several apartments. An apar
ent of that size would normally have a really nice staircase in the foyer. Here you have to go through the kitchen to access the master bedroom. And that adjacent space wouldn't work well as a family room (wrong location). Check out the classic 7's in that building

it is on the FDR with the noise and smell. 50% with very high maintenance. Will go down below 3 for sure.

This apartment is a combination of #11G and #10D. The last sale in the "G" line was #14G, which closed for $4.3MM in February 2007. It's hard to say how much value is added by grafting on #10D; by itself, #10D might be worth $7-800K. #14G had a nicer servant's suite downstairs, but that doesn't seem like a big differentiator.

By any measure, the new listing seems fairly priced. At the market peak, it would have been worth mid-4s, maybe even more. $3.85MM isn't a fire-sale price, just a sensible opening ask.
