$1000/sq ft in super lux UES new condo a trend?

streeteasy subscribers can see the data, but was shocked that a 3br condo in a super nice brand new bldg on lower floor (<10, tho not a bad view/location at all) sold for about $1000/sq ft very recently; have seen plenty in new construction condos at $1200 / sq ft +/-, but $1000 shocked me....does anyone have any relevant comps either confirming or disconfirming? Is this a trend that the per sq ft rate has declined like this?

A 3 bedroom / 3 bath condo just closed in the W90s on RSD on a lower floor, with a park view, in a late 80s building, un-renovated. for approximately $1100 psf. A higher floor 3 bedroom / 3.5 bath, with a river view and renovated, is in contract for over $1700 psf. Both deals are all cash.

The last two are at 222 RSD: #5A and #14B. The #5A seller bought for $2.2MM in 2006, sold for $1.8MM in 2010.

W81: interesting. I was wondering what 5A would go for. Is it just the vicissitudes of the market? How can you explain the disparity given similar timeframes for closing?
