how much would it would it cost to renovate a 1100 SF co-op? We are considering an architect who would hire a GC or other way around(clueless but trying to get educated fast). We would be doing Ikea cabinents, decent mid-end appliances, staying pretty low/mid-end throughout with a one or two nicer touches, with a focus on durability. We would be doing the following: galley kitchen - 7x9 two small bathrooms wall plastering updating electrical new hardwood floors throughout washer and dryer install Looking to get a genuine sense of the reality with full cost including labor before taking the plunge. Breakdowns and general advice welcome.
all in you'll be between 165-210k with the build-out you described. remember, most folks make changes and add-ons so keep a figure of 7-10% in reserve to cover these additional costs. after 30+ years in the business I can help you with any or all aspects of the project on a open book consulting/advisor basis or as a gc with a gmp (gross maximum price) bid for a turn-key project. if you would like to discuss this further contact me via email @ rmaletta@nyc.rr.com. PS spec good quality for your materials and products, it costs the same to install but will last a lot longer.
i agree with unclebob. spend the extra 10-20K for better materials that will last. you want to save, go to DirectBuy ;)

My friend and I just used a contractor and got great, great work done. I had 2 bathrooms renovated completely, 2 new walls and the apartment painted. She had a 3 bed, 3 bath apartment gut renovated. Unbelievably beautiful work.
