Seeems like half this bldg is for sale--yet the prices asked seem to be close to peak--go figure

prices in that building have bemused me for years. it's right around the corner from that horrible petco/staples/etc. intersection (and thus almost neighbors with the lucida). i've been in the apartments, they're OK but nothing fantastic. i guess the prices reflected the lack of newer condo stock on the UES, but now there's quite a bit to choose from. i've seen prices firm up in a few of the older condo buildings, there aren't that many and people may (ought to, actually) perceive them as safer.

Could the express and local subway outside your door in an area that is starved for transportation be a contributing factor to the price resiliency/ridiculousness? Especially if its one of few condos?

on the UES being that close to the subway is usually not considered a good thing. being in yorkville is not great either, but hard on the subway is a bit declasse, if you know what i mean.

i think it was one of the few options for larger family-sized condos nearer the private schools.

I guess AR that's just another reason I'd guess I'd never fit in on the UES. Convenience over classe is much more my style. Maybe there's a reason my entire life has been spent within 2 or 3 square miles between Houston and 34th Street.

yeah, as long as the subway isn't causing actual rumblings in the apartment, being close can only be termed a good thing. there's more than one reason there's only one subway line on the east side.

being near the subway is not a good thing, therefore prices have 'bemused you' that they are so high? logic disconnect

exception to the rule? ever hear of it? despite the fact that many factors would seem to indicate that prices would not approach the levels that they have for this product, they have indeed so reached. thus bemused.

The old Gimbels store. Remember when living above 86th Street was the frontier.

The building is a rock. Only the facade was removed and they added floors to a pretty solid steel structure.

I was just about to say the same thing, streetview. Much better construction than the average condo of the same vintage. High ceilings & swimming pool & amenities. Crazy high carrying charges & taxes, though. The facade doesn't offend too much.

it does have high ceilings, but i still say these apartments are expensive for what and where they are.

Between our collective brainpower, we should be able to tease out the differences and quantify what people pay extra for.

The real issue with 120 is that you can easily rent an apt there for much less than to buy and there always seems to be inventory so WHY buy? Owning is so 20th C.

I saw several apartments in this building. The location is definitely a problem. The building security wasn't the best. It does seem to be a very family-friendly building - lots of kids and dogs in the building. It seems to be a good option for a family which wants to live in this school district.

Lobster may be on to something....Is it in the PS 6 district? PS 6 swimming pool 3 blocks to Central Park might be worth some extra dollars per square foot over common sense.

Was living north of 86th considered the frontier? I always thought 96th was the Berlin Wall.
