Discussion about 275 West 96th Street #34B
I wonder why this B line is listed as "approximately" 1000 square feet when, as you can see from the Streeteasy page for 275 W. 96th, in the past other B line units were listed at 934, 935 or 936 square feet? In fact 8B on sale now for $859,000 is listed at 936 square feet.

b/c "approx 1000sf" sounds better than "exacly 936sf" :-)

Think an apartment that was 1,064 sq. ft. would ever be described as "approximately 1000 sq. ft."?

think the seller is living in a dream. within one month, the price will be cut for 10%, then another month, another 10% cut. Eventually, it should be inline with other recent comp sale, which is $750/SQT

I am surprised there is no correction here by Corcoran, which is a reputable broker. In addition to overstating 936 square feet by 64 feet, or nearly 7%, at 1000 square feet, the unit is configured as a one bedroom, not a two bedroom as advertised. The picture shown is of the living room expanded to include one of the two bedrooms. The floorplan and written description of the unit are inaccurate too.
