It doesn't look like some super high-end custom job, from the pictures. I'd guess $150-180,000? That's if the place was a complete disaster, which I seriously doubt. Anyway, it doesn't matter how much it cost, not one bit.
You need to look at comps, 2br, 900sf, outdoor space from the bedroom (less desirable), coop, highish maintenance. I would think they would be lucky to break even.
Look at the recent sales in the building. If a 3br sold for under $995K, that kind of put a damper on their hopes.

Good points - that is helpful. I saw that "3 bedroom" a few months back. It was really more like a loft one bedroom. Storage space under the stairs was being framed as a bedroom. The walk-way to the bedroom was only 5-feet tall... For under $1MM it was probably a pretty good deal for the buyer.
