Teeny, tiny. At least 200K overpriced.
The identical apartment 5 floors below closed in March for 900k, which would have given this owner some guidance on price. Other 1br's, a little larger but on lower floors, have closed recently in the mid 900's.
It's all about comps and what the market will bear so the price is completely justified.
I think it's an outrageous price. But that has not much bearing on what the market will pay for this kind of apt. The 70s & low 80s & 60s bet. Columbus and CPW are happy hunting grounds for pied-a-terre wealthy types. I am continually surprised when I ACRIS a closing and find that it's a second home or third home.
How do you know from ACRIS how it'll be used, assuming the first home is out of the City? Type of mortgage?
Quite amazing how some pockets of insanity are still holding steady at 1500psf.
thanks for the comments...i was kind of thinking what nyc10023 said. and yes spinnaker i agree there too. most units in the building are on the smallish size, but the prices always amaze
