M at beekman unit 1D - fair selling price?

This unit has been on the market off and on for 1 year. Very well maintained,shows great. Hasnt sold likely due to high maintenance, ground floor and owner/broker listed at pre-Lehman price and chasing the market down. Any thoughts out there about a fair selling price? thks

Apt listed at $1.78m after multiple price chops and nearly a year on the market. I bid $1.3m and owner refused to counter. Go figure that!
