Discussion about
Has anyone worked with her and can you please share your experience? She recently showed us 2 apartments in the same building and we felt from the beginning that she was not being up-front with us. Long story short, we learned later that because of her history with the building, she was showing us vacant apartments that weren't even listed with her yet. Another was already in contract when she... [more]

DON'T' FOLLOW YOUR EMAIL:

What does this mean: She was showing us vacant apartments that weren't even listed with her yet. BUT APARTMENTS DON'T HAVE TO BE LISTED WITH HER FOR HER TO SHOW THEM.

Another was already in contract when she showed it to us. THAT MAY MEAN SHE IS INCOMPETENT, BUT NOT UNETHICAL. DON'T THINKS SHE HAS AN INCENTIVE TO SHOW YOU SOMETHING ALREADY IN CONTRACT.

She also claimed to be an exclusive broker on another, when she wasn't. WHAT DOES THAT MEAN? EVEN IF SHE WAS, WHY WOULD YOU CARE?

She even suggested that there may be an available apartment because the 91 year old owner was in a bad car accident. MAYBE PRESUMPTUOUS AND TACKY, BUT NOT UNETHICAL. SEEMS LIKE SMALL TALK A BROKER WOULD MAKE.

FOR ALL I KNOW SHE IS A TOTAL UNETHICAL MORON, BUT NOTHING YOU HAVE STATED SUPPORTS THAT.

Hi Maddy, I appreciate your "email", but it's early in the morning and your shouting is waking me up.

OP, are you a broker in competition with Madeline? That's the only explanation I can think of for your post. I know for sure you're not a journalist.

BrooklynHeights has got it right. The undisputed fact is, the broker had access to the apartments and somebody behind her willing to pay her commission.

It is good practice to show apartments in contract, especially when mortgages are falling through left and right! And they are!

BTW The word "exclusive" is not such a technical term, there are also such things as co-exclusives and team exclusives and "ours alone" (which I will never figure out myself, and I'm in real estate...)

Note to Madeline: Fear not. In a situation like this, there's no such thing as bad publicity ;)

Fluter & Heights, the OP is claiming said broker misrepresented various things. Maybe OP is a big fat liar and making it all up, but your defense of the alleged behavior reflects poorly on yourselves.

No one is defending poor behavior. From the post there doesn't seem to be poor behavior to begin with. If msorange is going to trash someone's reputation on the internet, at least be precise, clear and accurate. And inonada, not everyone who claims to be a victim of something in this city is actually a victim.

"She also claimed to be an exclusive broker on another, when she wasn't. WHAT DOES THAT MEAN? EVEN IF SHE WAS, WHY WOULD YOU CARE?"

To me, it's poor behavior to claim you are one thing but you are not. What that thing means to you is unimportant, as it meant something to both OP and said broker: otherwise, the broker wouldn't have said it, and OP wouldn't have cared about it.

If OP's post is in fact untrue, then it is libel and the broker should sue.

I think I would be happy if a broker showed me apts that were coming on the market and not yet listed. You have a head start if you like it and want to pursue. How would she have access if she didn't have the listing or promise of such? The original post makes no sense. As a cooperating broker, she can certainly show listings that aren't her exclusives. Stop stamping your feet and trying to ruin someone's reputation when you clearly don't understand the process.

I'm guessing that this involves renting, not buying.

This MW character doesn't sound like an exceptionally bad broker. Therein lies the issue. Why aren't brokers more professional? We're not talking about passing the sniff test.
