Free month on renewals of a rental stabilized apt.

There is a rent stabilized lease rider to my lease and the section on renewal leases (section 7) says "Any renewal lease, except for the amount of rent and duration of its term, is required to be on the same terms and conditions as the expired lease ..." So if they gave me a month free of rent when I started, do they have to by law do it each time I renew?
