1) 51W82. Townhouse triplex in good condition (10+yo renovation). 16' TH. 2 brs upstairs on parlor flr, main living/dining/K on garden flr, 1 br+den+ bath in basement (excavated and leads to garden w/ sliding doors). The main pro of this place is the very pleasant, albeit north-facing stepped garden that overlooks other well-kept TH gardens w/o any light-killing extensions. Basement smelled on the verge of fusty to my hormone-enhanced nose. At this price point, for a non-ideal layout (3rd br separated from other 2 by living/dining), one expects perfection. 2) 314W100. 100th from Bway to RSD is a very short block. Bway to WEA is dominated by a large building that houses a ping-pong club on the bottom (Wang Chen anyone?) 314W100th is one of a triptych of bldgs that are virtually identical on the outside, lending this block an air of architectural coherence. On the RSD and WEA corners, you have the standard 20s era large apt houses, and on the north side of 100th, a row of charming low-stoop limestone & brick facade townhouses. Based on the description of this bldg in NYPL digital archives, the apt layouts haven't changed since it was first built at the turn of the 20th C (front-facing 7s, back-facing 4s & 5s). The bldg was converted over a year ago, and currently, only back-facing apts are available. Priced at ~1000/sqft, with some original details left (depends on the apt), I can see the appeal of these units to the target market.
