Any thoughts on what a good bid on this townhouse would be? Though now off market, I've heard from my broker that the owner is entertaining bids. It is spacious and has good bones ....
I will preface by saying that I don't know the DT market well. On first look, it seemed like a low price for a 22X100(?) house in Soho. Then I noted that it was on King, which is not Soho in many people's books, as it is west of mainline Soho. Nice block, though close to heavy traffic & the beginning of tunnel traffic.
Anyway, I saw that 40 King St. which is a much better looking house went into contract at a last ask of 4.5mish - while 43 may be pre-civil war, it's pretty ugly IMO. I would use the closing price of 40 King as a guide.
For 4m+, you may be better off looking for bargains which come up from time to time in the Village.
Thanks for the feedback. King St. is a good location but clearly much lower in terms of ppsf than prime GV and Soho. The 50s facade is of course not as nice as the classic colonial but the big windows make for lots of light. Don't know about 40 King price but 38 (gut renovated and larger) recently closed at 5.5
FYI: 43 King Street has an illegal certificate of occupancy and is unlendable. A few buyers have tried to get a loan on this house but have been rejected because it has many landmark and building department violations.
