Anyone view this building? Or have thoughts about this neighborhood? I viewed this building and Arista 35. As far as quality, I thought there were both well done, with Astor being a bit more spacious in their layouts. The downside is that Astor is across from the EL. I couldn't hear the rumbling train, but I can see how that would be an issue when it comes time to resale.
I also haven't quite bought into Astoria being the next hotspot. To me, Astoria is like Jackson Heights with some decent lounges scattered around so I can't see how the pricing is justified.

waiting since December to close? Have there been any closings in this building? They got their TCofO in April and the tax credit is running up on June 20th.
To me the N/W EL train next to the building is a huge issue. It doesn't help that they have electric heat either, which costs almost 2x what gas heat costs. If the N/W were below ground and this building had gas heat they could sell at full asking prices. This would be the best building in Astoria in terms of location and low C.C. if not for those 2 issues.

joseesq when dd you visit? Keep in mind that on weekends the N/W train runs each way about every 20 minutes were as on weekday mornings & evenings it runs each way every 4-5 minutes.

I visited on a Sunday afternoon. One train passed while I was inside the Astor and I didn't hear it. Obviously, when I walked outside it was some serious rumbling when the train passed. I think the interiors are very nice, I just can't get over facing the EL or an alleyway.

They are starting their closings this week according to the broker there. I stopped by yesterday but was on the fence on making an offer. The electric cooktops is something I have to look into. Otherwise I thought the layouts were very good.

Mieter, I was looking out a window that faces the train and saw the train pass. If I were to make an offer here, I would stick around for an hour or so to determine whether the train would bother you. I thought the 1 BR units were nice and well laid out.

mieter: the electric cooktops are supposedly inferior to gas cooktops. I hear that electric ovens are better than gas for even heat distribution. Why would you be concerned over electric heating?

sohfly: Electric heat costs on average 70% more than gas heat. If it cost $500 to heat your apt in Feb. with gas then it would work out to roughly $850 with electric. The electric stove and oven cost more to run than the gas versions as well.

Price looks around $505 PSF. I think it's a nice building, with good layouts. The EL being right there is what really hurts the building and I guess it is reflected in the prices.

I would like to know as well -- recently built rental buildings in the area seem to have shoddy construction with minimal isolation between floors causing plenty of noise to emanate through to your apartments. Any word on what this building is like?

The noise on the front half of the building is actually quite bad. It's not unbearable but you'll definitely be very aware of each passing train. I'm on the 6th floor and it causes the apartment to shake. It's pretty terrible to be honest.
