I see parking garages in some of the nicer blocks in the city, for example on Greenwich and North Moore Street in Tribeca. Clearly they serve a purpose. What does that do (if anything) to the value of the apartments facing them (they are not that bad-looking...old brick facades)? And how they sustain themselves, high parking rates notwithstanding?
I think this is very case specific. Worse in living over the entrance/exit, I think. Floor also matters. Appearance of the garage matters--how innocuous is it? Is there a man with an orange flag constantly flailing about at the entrance (that doesn't really shout "this is a classy neighborhood)? Is it primarily residential users or a commercial garage serving huge throngs that come and go from the place all day long? Most in the Village are pretty low-impact--I just wouldn't want to live on the 2nd or 3rd floor directly over the entrance/exit.
Also look at the cars that regularly park there.
Don't want too many (or any) NJ plates in there so obvious not from area
I'm not 100% sure I am following the question exactly, but let me give you an example of when it does have an affect: We were selling a unit at 29-35-45 East 9th Street. Agreed on price, contract out, until.... the buyers came by at night and realized that due to the slope of the garage exit ramp at 40 East 9th across the street, every time a car exited the garage at night, the headlights lit up the living room in the unit. End of deal.
