I am looking for a 3 bedroom apartment for rent in Battery Park City starting July or August. How much should I expect to pay? What are the chances of getting it without paying broker's fee.
The only apt. I could find in BPC for a very reasonable price (for a 3 bed 2.5 bath) is listed with DJK Residential (on West Thames) for $4,950 at 200 Rector Place (Liberty Court). Good luck.
Most of the buildings on the north side have a few three bedrooms but you have to check whether they come up while you are looking. I know that they do not always list all of their inventory so you should try to head over there for a look and they will tell you what is coming up. Most of these buildings are also managed so no brokers fees.
As Malthus said, check out The Verdesian, The Solaire, 22 River Terrace, 41 River Terrace, Tribeca Pointe and Tribeca Green. 22 River Terrace is the least expensive of the group but as was said, very few 3BR's. Unfortunately, you're probably looking at at least $6k for a 3BR in one of these buildings, particularly cause they're usually high floors with views.

You really widen your inventory if you are open to FiDi as well, which is short walking distance...especially the few bldgs west of Broadway. But not too many have 3 beds.
Since I own, I'm not 100% sure these are no fee rental apartments but check out Milstein Properties/Milford Management. They manage several "Liberty" buildings in the southern section of BPC.
